How much does it cost to rebuild a house in Pacific Palisades?
On a flat lot with no retaining or caisson work, our delivered cost runs roughly $400–550 per square foot. On a hillside parcel requiring retaining walls and caissons, roughly $570–1,000 per square foot, with a wider band than that in practice. These are projected estimates from completed projects, not a bid, and every site differs.
Why is my insurance estimate lower than these numbers?
Published research puts carrier rebuild estimates around $350–400 per square foot, which sits below where flat-lot delivered pricing begins and well below hillside. We are not insurance advisers and we do not negotiate claims. We can give you a construction figure early, which is more useful before a scope of loss is agreed than after.
What does Chapter 7A add to the cost?
Chapter 7A fire-resistant construction is mandatory in a Very High Fire Hazard Severity Zone. Independent estimates put the premium at roughly 12–18% of construction cost. That is a third-party figure rather than ours, and it is one of the most commonly omitted lines in an early budget.
Why is hillside so much more expensive than a flat lot?
Caissons, grading, retaining, shoring and access are site conditions rather than design choices, and they are established before design begins. They can add $150–350 per square foot to hard cost and more, depending on what the slope demands. It is also why hillside pricing firms up in stages rather than arriving as one fixed number.
Is a Palisades rebuild covered by the TDG Builder Warranty?
A rebuild on a destroyed home is ground-up new construction, and ground-up new construction carries the TDG Builder Warranty under California SB 800. How long does a Palisades rebuild take?
Permitting has improved substantially since the fires — City plan check is reported around six days under the self-certification pilot, though geologically sensitive Palisades parcels are excluded from that program.
