The Process
We study your lot, zoning, and neighborhood comps, then present a written feasibility assessment: what the property can support, what it will cost to build, and what it should be worth.
Preliminary design and expert planning that maximize property value: appealing architecture, efficient plans, and entitlement strategy.
TDG manages the entire build — trades, inspections, budget — with monthly progress updates so you're never guessing.
Move in, lease, or list. If you sell, our in-house representation arm takes the home to market with the full Thornton track record behind it.
Minimum contract size: $1,000,000. TDG builds exclusively in Los Angeles and select adjacent markets — Malibu, Pasadena, Orange County, and the South Bay — with 13 projects currently in active development.

Everything needed to complete the home: full construction cost, construction management, interior design, and landscape architecture. On projects that already have ready-to-issue plans, the price also covers demolition, permit fees, new utility fees, and other city-related costs. Projects still in pre-RTI stages carry additional cost for architecture, permitting, and preliminary planning. No hidden costs, no surprises later.
It depends on the site. Once plans are ready to issue, flat lots with minimal or no caisson requirements typically complete in 8–12 months. Hillside properties requiring moderate to major caisson and retaining wall work run 12–24 months. If you don't have RTI plans yet, we can recommend architects and help you secure approvals. All timelines are estimates, not guarantees — actual schedules vary with project scope, site conditions, city processing times, and timely client funding and decisions.
We build in Los Angeles and select adjacent markets — Malibu, Pasadena, Orange County, and the South Bay — plus a significant focus on the communities affected by the Palisades and Eaton fires. We stay in these areas because we know the restrictions, codes, and ordinances in each jurisdiction, which is what keeps our timelines and budgets honest.
Yes, on ground-up new construction. Those homes carry the TDG Builder Warranty under California SB-800. Remodels are not covered — TDG does not provide a warranty on remodeled homes; workmanship on those projects is governed by the applicable construction contract.
